The Fund will invest in real estate properties that meet the following criteria:

Separate building, preferable with adjacent land plot

Total Space, floors

  • Total space – from 1000 m2

  • Floor space – from 400 m2

  • Already rented

    85% minimum

    Location

  • City center, CBD

  • Convenient, known and visible place

  • No more than 10-15 minutes to metro station

  • Availability of road junctions and transport stations

  • Convenient access roads to office centre

  • Age

    Age of building or its last reconstruction: no more than 15 years

    Infrastructure
    and additional
    services

  • Availability of parking with no less than 1 car place per 100 m2 of office space and additional services (high-quality telecommunication services, security, management etc.)

  • Sufficient energy supply
  • Retail real estate

  • Built-in, with face entrance

  • Separate building with adjacent land plot

  • Total Space

  • From 1000 m2 for separate building

  • From 600 ì2 for built-in premises

  • Already rented

    80% minimum

    Location

  • City center, business, residential and trading areas.

  • Convenient, known, visible place

  • No more than 10-15 minutes to metro station

  • Availability of road junctions and transport stations

  • Low competition in the area.

  • Age

    20 years maximum age for separate buildings. 15 years maximum age for last reconstruction.

    Infrastructure and additional services

  • Availability of parking with no less than 1 car place per 100 m2 of retail space (for separate buildings) and additional services

  • Sufficient energy supply
